When my sister’s family needed help finding a home fast, I didn’t let the fact that I live five states away stop me. I reached out to a trusted friend in real estate, explained our situation, and she immediately recommended Liz Dover of Bellator Real Estate, describing her as “a go-getter who really knows her stuff.” My first text to Liz went out at 7:59 p.m. on a school night. Within ten minutes, she responded. Within thirty, we were on the phone hashing out a game plan. My sister and I received our pre-approval letter on a Tuesday evening, and by Thursday afternoon, Liz had already taken her to see six homes. Late Thursday night, Liz texted to let us know that our top contender in Grand Bay, Alabama already had an offer on the table, and if we wanted it, we had to act fast. Liz and I strategized and put together an offer that just beat the competition. She also had the foresight to request a septic tank inspection, something I had no experience with. That inspection revealed non-functional field lines, an issue a standard home inspection would not have caught and one that would have cost us thousands down the road. We were able to use that information to negotiate with the seller. Two days before closing, we were thrown a big-league curveball. In addition to the house and half-acre we were purchasing, the sellers also had an adjacent two-acre parcel on the market. The appraiser had mistakenly included that acreage in the appraisal, which impacted our loan terms. Thinking fast, Liz and I worked through several iterations of counteroffers and ultimately struck a deal for the house and all of the land. And we pulled it off in time to keep our original closing date! From start to finish, we closed in one month and one day, even with an FHA loan. If that's not a Christmas miracle, I don't know what is. Throughout the process, Liz was calm, decisive, and relentlessly communicative. Our budget wasn’t impressive, and it would have been easy to do the minimum. Instead, Liz treated my little sister’s family with dignity, urgency, and care. From a thousand miles away, I couldn’t have asked for a better advocate. Homeownership was a dream for my sister’s family. I’m not sure it would have happened without Liz Dover. She is knowledgeable, genuine, and absolutely worth every penny. I give her my highest recommendation.
